A small collection of work produced outside commissions. Written for the person who is already thinking carefully about what they want to build, and wants the thinking that goes into a good house before they start one.

Title: The Legacy Blueprint

Subtitle: A Principal Architect's Guide to Building a Home That Lasts

Lead paragraph: Most people who build a custom home build it once. The decisions that determine whether it's the right house — the ones about site, program, budget, and the architect relationship itself — are made in the first weeks, often before anyone has drawn a line. This guide is what I tell every serious client before we begin.

Section: What This Is

A 48-page PDF written from forty-plus commissions across Cape Cod, Martha's Vineyard, Nantucket, Block Island, and coastal Rhode Island. It is not a marketing piece. It covers the questions that matter, the way I'd cover them in a working session: directly, with specifics, and with the parts most firms leave out.

Section: What It Covers

Four parts. The structure mirrors how the early decisions actually unfold.

Part One — The First Decision What kind of home you're actually building, and why most clients answer that question wrong the first time.

Part Two — The Site How to read a piece of coastal land before you fall in love with what you think it can hold. Setbacks, elevation, orientation, water, wind, what the town will and won't approve.

Part Three — The Program The honest list of rooms, not the largest one. Public, private, support, and guest spaces — and the architectural cost of getting any of them wrong.

Part Four — The Architect The relationship that determines everything else. How fee structures actually work, what a Feasibility Study is for, and the questions to ask before you hire anyone — me included.

Section: Who It's For

You bought, or are about to buy, a coastal lot — or you've inherited a property that needs to become a real house. You can afford to build well, and you're willing to spend the time to make the right decisions before construction starts. You'd rather hear how the process actually works than be sold to.

If your construction budget is below $1.5M, this guide will still be useful, but the practice it leads to probably isn't the right fit.
