Centennial House

A 7,850-square-foot residence in the gated waterfront community of Oyster Harbors, on Grand Island in Osterville, Massachusetts. Completed in 2026.

The site is the project. The house sits a few feet from the 5th green, with open sightlines across the 1st, 18th, 2nd, and 4th holes - four of the busiest on the course. That orientation drove the plan: principal rooms and outdoor living spaces face the course, while the building's footprint folds inward to create a private outdoor zone on the opposite elevation.

The pool and spa are set inside that fold, sheltered by two wings of the house and screened by mature specimen trees on the property. The result is a pool deck that reads as fully private despite the public golf course on the other side of the structure. A bluestone surround and contemporary hardscape carry the finishes used throughout the rest of the grounds.

Architecturally, the house works in weathered cedar shingles and crisp white trim - the regional vernacular, executed at the scale this site asks for. The roofline steps and breaks across multiple wings rather than reading as one continuous mass, which keeps the building grounded in the landscape despite its size. A 7,850 SF house in this neighborhood could easily overpower its lot; this one settles into it.
